Off-Site Caretaker / Property Manager – 39-Unit Apartment (South Side)
We are seeking an experienced Off-Site Caretaker to manage a 39-unit apartment building on the south side of Edmonton. This role is well suited to a dependable, hands-on professional who understands tenant relations, emergency response, and property maintenance—while balancing fairness, accountability, and asset protection.



Key Responsibilities
Serve as the primary point of contact for tenant concerns, complaints, and inquiries

Carry and respond to the after-hours emergency phone, assessing and coordinating urgent issues

Apply a strong working knowledge of Alberta Residential Tenancies legislation when handling tenant matters

Coordinate, schedule, and manage trades and contractors for repairs, maintenance, and emergencies

Oversee ongoing building maintenance and ensure issues are resolved promptly and cost-effectively

Conduct regular property inspections and report on building condition and needs

Manage move-ins, move-outs, and unit turnovers

Enforce lease agreements and building policies in a fair, professional, and consistent manner

Maintain clear records and communicate updates to management

Qualifications & Experience
Proven experience in property management or residential caretaking (multi-unit preferred)

Solid understanding of Alberta tenant and landlord laws

Demonstrated experience handling tenant complaints and emergency situations

Strong organizational, communication, and problem-solving skills

Ability to work independently and take ownership of responsibilities

Comfortable coordinating multiple trades and managing maintenance workflows

Compensation
Compensation will be commensurate with experience.
